Beyond the Big Three – What are the Largest Life Science Clusters?

Outside of the core three clusters – Boston, San Francisco and San Diego – what are the largest markets? How are they holding up with all the new recent supply delivery? Revista tracks life science inventory and construction across all areas of the U.S., including user owned properties and developments, laboratory and supporting office as well as biomanufacturing. The New York CBSA and Raleigh/Durham/Research Triangle top the list followed by Philadelphia and the DC-Baltimore cluster. While these metros do have projects under construction, their preleased percentage is generally higher than the core clusters suggesting lower exposure to supply related stress. Some of the smaller, growing markets like Houston and Chicago are actually seeing occupancy gains with very little speculative construction under way.
