Surge in Biotech Valuations: A Tailwind for Life Science Real Estate

Biotech stocks are moving higher and have been since the back end of 2025. The S&P Biotech Index is up 80% year-over-year, with the June rally pushing into the territory of 2021 highs. More M&A in Biotech, stronger IPO performance, and breakthroughs drugs for obesity, cancer and neurological diseases are all contributing to more investor eyes on biotech. Strong performance in the public markets will translate into more funding on the private side, and many biotech companies will have more capital to expand their operations.

This is a much-needed tailwind for the demand side of life science real estate. An oversupply is still in place, but the construction pipeline is continuing to deplete, meaning the supply side of the equation will no longer be exacerbating vacancies. Driven by more capital coming into life science, a surge in leasing demand would help soak up some of the untouched space sitting in premier life science hubs.
